The cost of staging is less than the first price reduction.

The Staging Consultation Process:
- Take before photos.
- Walk through home with seller.
- Receive a detailed plan with room-by-room instructions on what to do before putting home on the market.

Pre-Listing Walk & Talk Consultation
Up to 2 hours walking through home giving verbal room-by-room instructions. You take notes. Time over 2 hours will be charge hourly fee.
Pre-Listing Staging Consultation with Report
Up to 2 hours on site walk through home. I take notes & ‘before’ photos. A room-by-room report is created for your home within 48 hours.
Listing Makeover Consult
Your home is sitting on the market with multiple price reductions. You’re frustrated. Let’s change that! We will review the listing by phone with instruction on what to do.
Phone Consult Fee: $100 plus tax for up to 30 minutes. Extra fees apply for onsite consult.
Model Home Decorating and Vacant Staging
An empty house can be exactly that: empty. Add in builder’s white walls and you have a cold, uninviting space. Make your house a home by bringing in furniture and accessories.
Vacant Staging Assessment
Vacant Staging consultation covers before photos, measuring rooms, target market. The fee for this service is applied towards the staging.
If you don’t have the furniture to fill your space, there are many rental options available. 3 month minimum on furniture rental.
Decorative accessories, artwork, light furniture available at reasonable prices.

Listing Makeover Package:
This is for existing listings only. Phone consultation to review what needs to be done prior to my arrival. I will stage/tweak each room. Decorative accessories will be used for photo shoot. New listing photos will be shot & edited by professional photographer (additional fees apply). Homeowner & Realtor will receive photos, which includes 1-2 shots of each room. Inventory will not remain on site but is available for rental or purchase.Set The Stage:
You’ve done the work but want to make sure your home is ready for its close-up. Up to 2 hours on site staging/tweaking each room. Perfect to schedule before an open house or before listing photos are shot by photographer.
$250 & up plus tax based on size of home/contents**.
Saging & Staging:
Clear the energy of your home whether dwelling or selling. Also known as ‘smudging’. The energy of the house will be cleared, releasing negative energy. Learn more about this in my blog post by clicking here.

Same as Staging consultations except you’re not moving. You are making changes to enhance your home. Color, furniture placement, changes to update and refresh the look of your home will be discussed whether it is whole house or just a room or two.
The right Color can have a huge impact on your home. From one room, to whole house, Color your world. Each color consult includes color chips of each selected color. Live with it before you commit.
You don’t need to spend a lot of money to get a new space. Refresh, reuse and recycle what you already have. I’ll go “shopping” in your house and use your furniture, art and accessories to redesign your room. You may only need or want to incorporate a few new items into your ‘new’ space. You will be amazed how you can have a new space in a very short time.
